We are constantly on the lookout and view many apartments—and we mean many—always in search of those few and very rare properties that meet all the requirements for a Paris Perfect Shared home. Does it have a prime address in the best neighborhoods? Is the building historic yet updated with modern features like elevator and the ability to add air conditioning? Is it full of light and located on an upper floor? And, the cherry on top, does it have a spectacular view?

BEFORE: Stepping into the Sancerre and seeing the potential.

With over 20 years of experience creating beautiful vacation rentals and now fractional co-ownership apartments in the 7th arrondissement, we know the best addresses and where to find those rare apartments that tick off every box. As soon as we saw the address for Sancerre, we knew it was perfect. The location overlooking the elegant tree-lined avenue de la Bourdonnais was west facing to capture beautiful light all day. Stepping inside, it was more spectacular than expected with 8 sets of large French windows around the apartment. Even better, it’s located on a corner with an unobstructed and close up view of the Eiffel Tower.

Every element was there to create a truly fabulous apartment in Paris with Sancerre. Our dream team got to work! Those “good bones” that we always look for were certainly there, but the project was a bit of a challenge as it required a complete remodel from the ground up. Let’s take a closer look at how the beautiful Sancerre was created!

Living Room: The Perfect Spot to Watch the Eiffel Tower Sparkle

The living room is the heart of the home and one of the best elements of the Sancerre’s location was how the space that is now the living room had such a beautiful view of the Eiffel Tower thanks to the corner location. However, the space was quite limited when we viewed it and was more suitable for a dining area given the proximity and passageway leading to the kitchen.

Yet, we knew there was so much more potential for this space! Pouring over the floor plan and walking through the space countless times, a new idea began to take shape. By moving the second bedroom into the space where the kitchen was located, we could remove the boxy second bedroom entirely and create a spacious open plan kitchen and dining area. This meant that our dream of creating a living room in the prime corner location would be possible.

We could just imagine sitting in this space on a comfortable sofa and catching the Eiffel Tower sparkling at night while enjoying conversation with friends and family. By adding a wall between this space and the former kitchen area we created a beautiful new living room area that now truly is the heart of the home.

The finished design is even more spectacular than we imagined! We love that the living room is set off at a slight angle that gives it a cozy feel while perfectly designed to enjoy the Eiffel Tower view too. And the view here really becomes part of the experience of being in the room with the large wall mirror behind the sofa. It so beautifully reflects the greenery in the summer and in the winter it’s a treat as it captures even more of the Eiffel Tower.

The delicate tones in the living room and the gorgeous pure linen soft gold curtains frame the view of the Eiffel Tower so naturally that you’ll find yourself admiring it from every window. Take a closer look and you’ll also spot the heating vents in the gorgeous new pale herringbone floors. The light yet warm color really adds to the bright and open look of the apartment and the vents are a lovely feature as it eliminates the need for bulky radiators. During the remodel we also added full central air, which is a rarity in Paris, and the vents are incorporated into the design along the ceiling. You’ll be comfortable in every season of the year at Sancerre!

AFTER: Look what’s behind the living room mirror!

That faceted mirror behind the sofa opens up the room even more and reflects the light and the view. And there’s even a little hidden secret there. The mirror was designed to hide the apartment’s fuse box from sight. We mean it when we say we think of every little detail!

Kitchen & Dining Area: Moving to a Spacious Open Plan Design

Our goal with the living spaces during the remodel was to make one grand space flooded with light where those classic Parisian views would be enjoyed every moment of the day. The final result is just perfect. The living room feels intimate and cozy yet the space flows so nicely. A long wall of French doors—five total—runs from the living room to dining area and kitchen. We love how the delicate diamond patterned wall paper subtly ties the entire space together. But that is certainly not how it began!

The original living room and dining area was much smaller and the spaces were reversed. As you can see in the photo below, the wall with the sofa and the beautiful mirror are located now was previously an opening direct to the kitchen.

In order to make room for an open plan kitchen and dining room, we had to first remove that grey wall in the photo above and create one large open space. The kitchen, which you can see down in the hallway, would move to this new space and the second bedroom would be tucked away in a quiet spot back where the kitchen was.

Over the years talking to our Paris Perfect Shared owners and many guests, we’ve learned that separate kitchen spaces aren’t enjoyed as much as open plan designs. It’s so much more pleasant to spend time together with family and friends while cooking. Pour a glass of wine and watch the Eiffel Tower sparkle while dinner cooks – it’s the simple pleasures! It’s also just so much more convenient to have the kitchen near the dining area.

We love the final result! Ann Huff created an integrated design where the kitchen with its sleek two-tone cabinets blends marvelously with the marble topped modern table. The perfect finishing touch is a gorgeous antique chandelier over the table.

There really is everything you need to cook at home in Sancerre’s new kitchen. With plenty of storage, dishwasher, built-in refrigerator, induction cook top, stove and microwave, it’s a kitchen that’s as functional as it is beautiful.

You could hardly find a more charming spot to enjoy dining at home in Paris than the Sancerre. With five sets of French windows along the dining area and living room, the space is flooded with light. And at night, pull the gold linen curtains and the space is enveloped in tranquility. Of course, you’ll find yourself peeking out at the Eiffel Tower if you do manage to close the curtains!

One of the elements our owners love is the signature Hermès scarf that Ann uses as design inspiration for each Paris Perfect Shared apartment. Sancerre’s scarf is the “La Réale – Vue du Carrosse de la Galère” pattern that is a classic Hermès design first issued in 1953 and that has since been created in many colors. It features a ship that is now in the collection of the Musée National de la Marine in Paris. When Ann spotted it she had a vision that the entire apartment would revolve around the soft blue gray and gold colors. We love having the inspiration for the apartment so beautifully displayed in Sancerre. The framed Hermès scarf is a design statement in itself!

At the far end of the open plan dining area with kitchen, an antique decorative mantle topped with a gorgeous antique mirror anchors the room and creates a beautiful focal point. The original floor plan had a hallway on the left leading to both bedrooms and the bathroom. Now the doorway on the left is for a guest powder room while a new doorway opened on the right leads to the master bedroom.

Master Bedroom: Adding an Ensuite Bathroom

One of the most satisfying and surprising transformations at Sancerre was the master bedroom. The final result is a bright and peaceful room with soft grey floral wallpaper, Parisian inspired artwork, a full ensuite bathroom and even a built-in workspace. Quite an update from the original space, but let’s take a closer look at all the work that was done to create such a beautiful result.

When purchased, the master bedroom at Sancerre was a peculiar shape. The one bathroom shared by both bedrooms cut a large chunk out of the room, which you can see in the photo above. It left a strange space at the far end that was really only suitable for closets.

However, with some creative rearranging of the bathrooms, we were able to create a bedroom with plenty of storage – and its own full ensuite bathroom. The apartment originally only had one bathroom that was split into a bathroom with a bathtub/ shower combo and sink and a separate powder room with toilet.

Once the solution hit us it was quite obvious. By redesigning the master bedroom completely, we came up with a clever solution that would allow us to create two powder rooms where the original bathroom was located while at the same time creating more space in the bedroom. A guest powder room was created with access from the dining area and a new powder room with toilet and sink was added to the master bedroom.

The clever bit was adding a wall and creating a large bathroom with shower, sink and even room for a washer and dryer in that space that was once just an awkward closet. What a better use of space! And since there’s yet another huge French window, the bathroom is flooded with natural light.

With its long sink and large shower with massive rainwater shower head, this bathroom is just a dream. Open the windows to the sights and sounds of Paris while you start your day.

Taking such an awkward shaped room and turning it into a beautiful and also extremely functional bedroom and ensuite bathroom is an enormous satisfaction. We know every owner of Sancerre will enjoy these details and all the work that went into creating a welcoming and elegant home in Paris.

Second Bedroom: In a New Location with an Eiffel Tower View!

Now it’s finally the moment to get a closer look at the beautiful new bedroom at Sancerre. It’s located to the right of the apartment entrance just past a antique gold framed mirror. After deciding to move the kitchen with the new open plan design, the entire area was gutted and prepared to create a new bedroom. Here’s a look at the space we started with when it was still a kitchen.

This apartment did originally have two bedrooms, which was one of its many recommending features when we first saw it. However, there was only one bathroom for both bedrooms and we knew with the redesign it was a priority to create additional bathrooms as well. Since this space already structurally set up as a kitchen with water and drainage, it was possible to add a shower room ensuite to the second bedroom. When we redesign spaces we work to create beautiful as well as comfortable living spaces – always a struggle in historic Parisian buildings. But we love the challenge!

By knocking down the wall and opening up the original second bedroom, we were able to create a much larger living space while also creating a new second bedroom with an ensuite shower room. Remember that old kitchen? You certainly won’t recognize it now!

The bed is placed in a little nook and soft gold curtains set the scene. Unique built-in shelves on either side of the bed create storage while the wallpaper adds a touch of whimsy. A floor to ceiling French window opens to an ornate iron railing – again so very Parisian. And the best part? Sit back and relax in bed while enjoying a perfectly framed view of La Grande Dame!

Now just imagine waking up to that view! It’s even more magical when the lights dance across the Eiffel Tower every hour on the hour after dark. You might just have to pinch yourself to make sure you’re not dreaming!

In the new second bedroom there’s now a beautiful new bathroom with dark marble and geometric tiling on the floor. The large shower has a rainwater shower head and there’s plenty of storage in the bathroom.

One feature we especially enjoy about the new floor plan of Sancerre is the privacy since the bedrooms are located on opposite sides of the apartment instead of side by side sharing a bathroom. The space is much more comfortable, especially with a few more special additions that we made during the renovation.

Living Room – Designing an Unforgettable Space

The transformation of Fontaine de Mars begins in the heart of the home – its grand open plan room with comfortable sitting area, dining table, modern kitchen, and three splendid French doors opening to a wrap-around balcony. This light-filled room is the most welcoming sight when you step inside. You’ll feel more relaxed as you’re drawn into the inviting space. This is where the feeling of home begins and where you can see immediately the magic created by our dream team at Paris Perfect working with the incredibly talented designer Ann Huff. Just take a look below at where the room began!

When we first stepped inside the living room at Fontaine de Mars, we could see the “good bones” as we like to call them. The balcony and large French doors were an immediate plus and together with a large window on the opposite side of the room the room was full of light. A simple yet elegant marble fireplace anchored the room at one end. We knew right away that there was a way to transform this space into a convenient and comfortable open plan room, especially if we made some changes to open up one side of the space.

The apartment originally had an entryway when you walked in that led to the kitchen and the apartment’s only toilet. By removing the entrance room and built-in storage in the living room, we were able to enlarge the room to make space for a sleek built-in kitchen. By moving the kitchen, we then had space in the old kitchen area for beautiful new bathrooms and a workspace. Read on to see more about those new spaces below.

Every detail of the Fontaine de Mars was updated, including new herringbone parquet floors throughout the apartment. We love the blend of modern decor and antique pieces she often sources from the Paris flea markets – each piece handpicked for every fractional apartment. This comfortable seating area anchors one side of the living room while the other side was completely transformed by adding a new kitchen.

Moving the Kitchen

AFTER: The kitchen blends into the design and has all the modern comforts including dishwasher.

With three sets of French doors, the large and sunny living room was ideal for adding a kitchen along one wall. Thanks to its minimal modern design and white cabinets, the kitchen fits naturally into the space. The round marble topped table and marble backsplash echo the original marble fireplace mantle nearby. Take a look at the doorway to the left of the fireplace as it is a key element in the redesign of the bedrooms that we’ll return to later. But, first, let’s take a look at the original kitchen.

While the kitchen was certainly more updated than many remodels we’ve managed, the long narrow space was quite a walk down and around the entrance hallway to the living and dining area. Certainly not convenient! We knew immediately that thanks to all the plumbing in this area we could utilize this space in a much better way by creating an additional bathroom and useful living spaces.

BEFORE: This space was transformed into an open-plan kitchen and dining area.

The main change to the living room before adding the kitchen was to open up a doorway on the left to create a new entrance to the bedrooms. Originally, both bedrooms were accessed through the doorway you see on the right above. The main bedroom, which had an en suite bathroom, was accessed through this bedroom from the living room or through the en suite bathroom from the living room. So the en suite bathroom door was removed, the kitchen added, and a new doorway to the bedroom, creating a much more functional floor plan.

AFTER: Of course the balcony needed a bistro table!

Let’s just enjoy a moment to take in the divine new open-plan dining area and kitchen. Imagine relaxed meals at home inside or take one step up to a charming bistro table on the balcony. The space couldn’t have come together more beautifully, with the elegant decor blending perfectly with the Parisian rooftop view seen through the large French doors in the living room.

Creating Two Beautiful Bedrooms

AFTER: The transformation of the bedrooms was astonishing!

The bedrooms at Fontaine de Mars required a good deal of creativity, but this is what we love about remodeling apartments in Paris. There are always solutions to update spaces and to make them more functional and beautiful. The floor plan for this apartment did start with two bedrooms, one with an en suite bathroom. However, the bedroom with en suite was accessed only through the bathroom from the living room or through the other bedroom. Not convenient at all! The en suite bathroom also only included a bathtub and sink – no toilet. Also not convenient. There was work to be done!

BEFORE: Plenty of good features to work with in this bedroom.

This beautiful bedroom space is located off the living room and has two French doors opening to the wrap around balcony – one with beautiful Eiffel Tower views! There were plenty of beautiful features to work with here. By closing the access to the next bedroom, we were able to transform this space into a jewel box bedroom with whimsical curtains handpicked by Ann. The design elements in the curtains were continued through the room’s decor, and the final result is a bright and cheerful bedroom full of light.

AFTER: Waking up in Paris never looked so good!

Even better, just open the French doors to step out on the balcony where there’s a bistro table that is the perfect spot to watch the Eiffel Tower every moment of the day and night.

BEFORE: A good dose of creativity completely changed this bedroom.

Remember that doorway we mentioned adding to create a new hallway to access the bedroom with en suite bathroom? That replaced the door in the photo (above), which was closed off to divide the two bedrooms. This created space for two separate bedrooms – each one with a view of the Eiffel Tower. Can you even believe this is the same space?

AFTER: An unbelievable transformation!

By adding storage built in around the bed we were able to add a large amount of storage space while even having room for a desk and workspace in the bedroom. This is exactly what we mean by transforming spaces to make them both more functional and also more beautiful. You could say it’s our passion!

BEFORE: There was a lot of potential in this bedroom with en suite bathroom.

But there were still a few problems to solve in this bedroom. The new entrance to the bedroom directly from the living room solved the first issue. We did this by adding a small entrance hallway leading to the bedroom and the en suite bathroom.

A bathroom this size—without a toilet—was simply a waste of space and needed some serious work. While the new entrance to the bedroom reduced the size of the bathroom, it was such a good sized room that there was still plenty of space for a full bathroom.

The clever redesign maintained the privacy of the bedroom from the living room, while the redesign of the bathroom with a beautiful walk-in shower and the addition of a toilet created a full en suite bathroom for this bedroom.

With some minor changes to the floor plan we were able to update the existing spaces to create two beautiful—and independent—bedrooms. The en suite bathroom with its glass walk-in shower, elegant marble and gold finishing came together beautifully.

Adding Extra Bathrooms

As with many Parisian apartments in historic buildings, this property originally only had one toilet, which was located in a small half bath near the kitchen. The one bathroom with the long bathtub that we saw above was accessed directly from one of the bedrooms and from the living room. We transformed that bathroom into a true en suite just for the bedroom and create a new second bathroom where the old kitchen was located.

BEFORE: There was a lot of work to be done expanding the property’s only toilet.

Remember those cherry red cabinets? That long space was turned into a beautiful bathroom with a bathtub, sink and room for a separate washer and dryer. By utilizing the entryway space we opened up from the living room there was even room to create not one but two half baths.

So from one half bathroom and one shared bathroom with only a bathtub, this apartment now has two full bathrooms plus an additional half bathroom. With 20+ years of experience, we have built an incredible team of talented builders who see our vision and work hard to create impeccably designed spaces that are modern, comfortable and extremely beautiful.

Work from Home in Paris

We know many of our owners need to stay in touch or continue working from home while in Paris, so creating functional workspaces is a priority. By redesigning the original kitchen space, we were also able to add a long workspace, with pull out tray for keyboard, where you can comfortably work at a computer or write.

We also added an area to work in the bedroom with another desk space set up for computer work or writing. We’ve also ensured that there are plugs—including USB plugs—nearby to make it easy to charge your computer and equipment while working.

A Historic Location in the 7th Arrondissement

Of course, you can’t have the perfect home in Paris without an excellent location. We named this fractional apartment for its location overlooking the historic Fontaine de Mars on rue Saint-Dominique in the 7th arrondissement. This is one of our favorite streets in the neighborhood since it’s lined with a great selection of shops and boutiques. It’s also just a short stroll from the Champ de Mars, the Seine, great shopping and dining spots as well as charming rue Cler. Everything you want for your Parisian neighborhood!

We love discovering the history behind monuments and sights we pass by every day in Paris and the Fontaine de Mars has a fascinating past. It was built between 1806 and 1808 and was designed by the enginer François-Jean Bralle. It is named after Mars, the god of War, just like the nearby Champ de Mars, which got its name because of the École Militaire, the military school located on the opposite side of the Champ de Mars from the Eiffel Tower.

It was actually Napoleon who decreed for this fountain to be built in 1806, and it was one of 15 commissioned to bring fresh water to Paris’s neighborhoods. It was to be a part of his designs to create “a beautiful awakening for Paris.” The Fontaine de Mars is one of the only three remaining.

Beautiful details in our Conti fractional apartment.

One of the best parts of our Paris Perfect Shared program has been meeting so many incredible owners from around the world and helping them realize their dreams of owning a home in Paris. Just like the owners of our Paris vacation rentals, our fractional owners have quickly become part of the Paris Perfect family. To share more about our fractional co-ownership program and the advantages of owning your own home in Paris, we’re sharing a conversation with Jennifer Balmadier, who works closely with our fractional sales, and Angela Johnson, a longtime owner of our fractional apartments in Paris.

Jennifer: Thank you for chatting with us, Angela. What first drew you to the fractional lifestyle and Paris Perfect?

Angela: My travels to Paris started back in 2013. A group of my friends, in fact, three of us in that picture just above, had never been to Europe and decided to plan a grand European tour. We each got to choose two places to visit. I somehow had always been drawn to Paris and instead of choosing two places I chose a longer stay in Paris for my wing of the trip. We then continued on to Salzburg, Munich, Bruges and Amsterdam. But I just wanted to go back to Paris! So that started it and in 2014 I went once and 2015 I went once again. And since then, I’ve been going twice a year.

So I found Paris Perfect first through social media and when you started posting on Instagram about the fractional offerings that caught my eye. However, I was always frustrated that they sold out so quickly. So finally, I think that’s when I met you, Jennifer, and said, “Hey, I really want to get on this waiting list.” And it just so happened that the Conti apartment was coming up for availability. The minute I saw it, I knew that I needed to purchase it. And I loved Conti! Although I love Syrah now, I still believe that living area in Conti is the most beautiful that there is!

Jennifer: Your timing with Conti and then Syrah has always been perfect! What drew you to Syrah?

Angela: On my first official trip to Conti, my friend Renae was with me and we met you for breakfast. And I just happened to make the comment that the only negative I had about Conti was the fact that it was only one bedroom. I often come to Paris with a friend, so I realized having two bedrooms would just be so much better for me. Of course, the sofa bed was really, really comfortable, but it just was sort of a pain to put it back together every morning and make it look as elegant as it should. During that fateful breakfast, you mentioned, “Well, it just so happens that we have a two-bedroom apartment that’s going to be available – right across the street.” We all walked over to see it and that’s when I fell in love with Syrah and decided to make that change.

The funny thing was Renae and I talked about it throughout the day. And then that night, I sent Jennifer a note and meant what I said, “I love Conti and I don’t need to leave Conti, but I’m willing to give it up for the two bedrooms.” Because, again, if I got to stay in Conti, that was going to be perfectly fine. So I gave Jennifer the go ahead to sell my share of Conti and, I think, within 24 hours it was sold, wasn’t it, Jennifer?

Jennifer: Yes, it was very fast! Because Conti is so very charming and our supply is so much less than our demand, our resale program has been very successful for our owners – most of whom have decided to move to another fractional, like your experience, or realized that they love the Parisian lifestyle so much that they decide to upgrade to their own place. In many cases our property search team has been able to help them find the perfect place.

Angie: Yes, you’ve done that for me twice now with fractionals. In April, I got to come and stay at Syrah for the first time and absolutely fell in love with it too. It’s very cozy and homey – extremely comfortable. While the living area is a little smaller than Conti, having two bedrooms more than makes up for it. And, as it turns out, we’re not there much during the day. We get up and we leave for the day. And it was really nice to come home in the evening and be able to have a drink or watch television. It’s just perfect for our Paris lifestyle.

Jennifer:  You mentioned you’re often out and I’m always so impressed at the really unique things you’re doing and all the fun people you’re meeting in Paris. You’ve shared a great list of you favorite dining spots we’ve shared at the end of this blog post, but tell us a little bit about how you cultivated this amazing list of ideas?

Angie: Well, honestly, a lot of it was going back to the very early days, just joining Facebook groups of folks who really like Paris. That’s how I met Corey Frye, from A French Frye in Paris, who was one of the sort of pioneers in that he is a tour guide in Paris, but he started these groups that are called frites (French for fries) because his last name is Frye. So over the years, I’ve really come to know these people and consider many of them friends now. Essentially what happens is that every Wednesday at Le Hibou—a great brasserie in Saint-Germain-des-Prés—anyone who belongs to this group who’s in Paris meets at four o’clock for drinks. It’s shocking that very seldom is there a Wednesday that there’s not some group of people there to meet.

So that was how I started cultivating some of these friendships. Then I met Oliver Gee, who has the podcast the Earful Tower, and his wife Lina from Parisian Postcards and their cute son Otis. They are just wonderful – and write wonderful children’s book set in Paris, too! Recently, they have been embarking on a great trip around Paris where they go to a different arrondissement every week and spend 24 hours. So those are just some ways I pick up different things to do not just the normal, touristy things. So we try to pick just really different things every trip to do.

And then Claudine Hemingway is another person that I met through Facebook and Instagram, who I swear knows more about Paris history than many Parisians. She is the person you want to go to the Louvre with on one of her private tours since she knows the museum inside and out and knows how to bypass all the crowds and take you directly to whatever it is you want to see. So along the way I’ve just met so many fascinating people and they’ve now become friends. So every time I go to Paris I have to meet up with Claudine and Oliver and Lina and I have to see Corey. Having friends there now makes me feel even more at home in Paris.

Jennifer: Can you share more about the dinner club you discovered in Paris?

Angela: Yes – it’s remarkable! If my understanding is correct, this will only be through the end of this year, but there’s still time to experience it. So the folks who own the restaurants Verjus and Ellsworth in Paris happened upon an apartment in the Palais Royale where the owner is going to do a huge remodel but isn’t going to start it until 2023. He allowed them to rent an apartment in the Palais Royale and they serve dinners on Friday and Saturday nights. And it’s called the 22 Club because there’s a table that fits into the dining room where 22 people can sit. So it’s this communal table with this exquisitely planned menu that starts with hors d’oeuvres while you’re mingling and meeting everyone and drinking champagne. Then there’s a wine pairing with every service. I’ve done it twice now and we’ll do it again this fall. What’s really funny about it is that Ina Garten just had dinner at the 22 Club. So everybody now knows about it, I was always sort of proud that it wasn’t really widely known so it was easy to get in. That may not be the case, but it’s worth trying because it is exceptional!

Jennifer: Some people are intimidated about a foreign language, or if they are traveling alone, but you seem to have no fear. You just take it by storm and find all these great things. How have you managed to make the city your own?

Angela: Absolutely. I always start by being really courteous. I always say Bonjour whenever I enter any place. And I do try to speak, but my French is very, very limited. I do still make the effort but as soon as someone hears my midwest accent they just automatically revert to speaking English. And so it’s simple. I just have never been intimidated anywhere in in France. Once you get to smaller cities, that language becomes more of a barrier. But in Paris, it’s not. It does help to try to learn and speak as much French as you but, but mostly to be open and engaging with people.

Jennifer: Do you feel like being an owner brings you a different level of comfort or a different connection to Paris?

Angela: Well for years I’ve been coming to Paris twice a year, and I was staying in different apartments. But it’s undeniably different when you own a place and can say, “This is my place and I have a place in Paris.” And it’s just so nice and convenient: I know exactly where I’m going to stay each visit and that hassle has been taken out of the planning equation. Because it’s Paris Perfect, I’m really comfortable knowing that it’s going to be clean, it’s going to be well maintained – those are really important things. Owning my own apartment in Paris just removes any concerns. When I arrive I know I’m staying at Syrah, I know it’s clean, I know, it’s maintained, I know how to get in and out of the building. I know the neighbors now. I know what boulangerie I’m going to in the morning. I know what restaurant I’m going to for lunch. I have my go to grocery store. Say if at 10 o’clock at night we don’t want to go have dinner I can just run to the little grocery store and pick up a few things for dinner in the apartment. That’s just such a comfort. It takes a lot of the stress out of the planning so I can instead spend it planning the fun things I’m going to do.

Even though I have been traveling to Paris regularly for years, one of the biggest perks is knowing my apartment is there waiting for me. I have to go to Paris twice a year. Right now I still work so staying in Paris longer really isn’t an option. But four weeks a year is sort of the sweet spot. I really do feel that sense of ownership and it makes a difference. There is just such a level of comfort, again, and knowing it’s mine. I have a piece of Paris.

The reveal of our Syrah fractional apartment in Paris!

From searching for the perfect spot to the final decorative touches, each one our Paris Perfect Shared apartments is a labor of love. The goal is creating a stylish and comfortable Parisian home for our owners, who thanks to our fractional co-ownership program own a deeded share of the apartment for 4 weeks every year. Paris Perfect Shared has been such a success that Syrah sold out quickly – before the apartment was even finished! But this two-bedroom, two-bathroom apartment turned out so stunning that we have to share the final reveal. The before and after photos show the incredible transformation and we think you’ll love the Syrah as much as its owners do!

Location Location Location

Each one of our Paris Perfect Shared properties starts with one thing: the perfect location. With over 20 years of experience finding the most appealing apartments in Paris, we have a very specific set of guidelines when it comes to locations. The neighborhood must be convenient and full of charm, which is why we love the 7th arrondissement. It has the atmosphere of a charming little village in the heart of Paris and excellent shopping along rue Saint-Dominique. Then we look for historic details, plenty of light, and, of course, those Parisian views of our dreams.

Syrah

The Syrah ticked all the boxes with its position in a classic Haussmannian building overlooking the tree-lined avenue de la Bourdannais and the Eiffel Tower. Absolutely perfect! The building has all the modern conveniences, including elevator. While the address was perfect, the apartment needed a tremendous amount of love. It was time for a complete remodel—from top to bottom—to transform the Syrah into a welcoming home in Paris.

Creating an Open Plan Masterpiece at the Syrah

BEFORE: So much potential but so much work to do in the living room and kitchen.

The first glimpse of what would become the beautiful Syrah apartment was a shocking sight. This is precisely where our experience with apartments in Paris is essential. We look at hundreds and hundreds of apartments in Paris before we step into one like this and can see the potential shining through. While you might see a narrow kitchen and small living room with dining area, we saw nice ceiling height, plumbing access for a kitchen and, most importantly, two large west facing French doors with a view toward the Champ de Mars and Eiffel Tower. By knocking down the wall between the old living room and kitchen, we were able to create a new, much brighter and more comfortable open plan living space.

When we said Syrah had a top to bottom remodel, we meant it. All new wiring and central air conditioning was added as well as beautiful new oak herringbone flooring throughout the apartment. Once the wall was opened between the old kitchen and the living room, the room’s potential was already shining through. It was time to get to work with the design – our favorite part!

Syrah

Talented designer Ann Huff created a mood board and final vision for each apartment. The designs are often inspired by vintage Hermès scarves, which you can see in the bedroom of the Syrah, and other Paris Perfect apartments! For the main living space at Syrah, the inspiration began with the beautiful setting and natural feel from the large windows looking out into the leafy green trees and beyond to the Champ de Mars. Because it felt as if the room was wrapped with this beautiful natural scene, Ann took the idea of the greenery brought it inside to capture that same sense of warmth and rich colors.

We also realized right away that this apartment was going to be a “jewel box.” That theme was continued with rich jewel tones and the large wall mirror behind the sofa that was custom designed to reflect all the beautiful details of the room.

Madelyn, Paris Perfect founder, and Ann are masters at transforming Paris apartments into wonderfully livable spaces – with everything you need! The Syrah’s open plan living room with kitchen and dining area is a perfect example. With its two large sets of French doors looking toward the Champ de Mars and the Eiffel Tower, this is the place you’ll love relaxing while at home. It’s full of light during the day and has that glimpse of the Eiffel Tower sparkling at night you won’t want to miss.

To maximize the view and functionality of the room, the kitchen was placed along the back wall opposite the windows. The design is sleek and modern and practically disappears into the back wall, yet has great counter space and everything you need for cooking at home. Just beyond, the striking black and white striped wallpaper in the entryway creates a beautiful backdrop. And the Syrah has one more excellent and hard to find feature: central air conditioning! We were able to add it to the apartment during the renovation and it’s lovely on those warmer summer days.

We transformed the space by creating a dining area with built-in seating with rich deep green material and a marble topped dining table. The TV mirror above the table is a great solution for adding a television without interfering with the room’s design. The subtle wallpaper pattern in the living room adds texture, yet keeps it simple since the room’s focus is very much on that stellar view. The entire space is brought together with a mix of antiques and modern styling with those jewel tone accents, a gorgeous chandelier and antique design elements. The “jewel box” living room was complete!

Creating Two Luxurious Bedrooms and Bathrooms at Syrah

The bedrooms and bathrooms required a great deal of work as well, but we were able to transform the apartment from one large—and very out of date—bathroom to two full bathrooms. The first bedroom looked out over a quiet courtyard, which is a nice plus, but everything else had to be updated. The room was cleared out and Madelyn and Ann worked their magic to create a peaceful and welcoming bedroom – with a full ensuite bathroom.

Creating and decorating the two bedrooms at Syrah was a joy. The first bedroom’s decor with its delicate shades of blue and antique gold touches was inspired by the vintage Hermès scarf that hangs above the bed. The beautiful silk curtains, antique artwork, LED lighting around the ceiling and the chandelier with blue glass all create a fresh yet distinctively modern Parisian feel. Style blends beautifully with comfort and every element is carefully selected to create a harmonious setting. Just off the bedroom is a bright and fully remodeled ensuite bathroom. You won’t believe where it started!

BEFORE: It’s not easy being green …

Yes, we had some work to do for the bathrooms. But once you look beyond the green tile and mess, we realized the space was large enough to create a new ensuite bathroom for the the first bedroom plus a second half bathroom. Classic Parisian apartments often need complete updating for the bathrooms due to older plumbing and layouts, and we pay extra attention to creating bathrooms in our apartments that are stylish and comfortable – with plenty of storage. By redesigning the space, we were able to add a second toilet, which makes this two bedroom apartment far more comfortable.

Opening the wall in the second bedroom created this new ensuite bathroom with a nice marble lined shower and plenty of storage. There was even space from the original large bathroom to add a laundry area with a Bosch washing machine and separate dryer, which are also key elements to enjoy the comforts of home.

Now it was time to tackle the second bedroom and create something that was as special as that view overlooking the Champ de Mars and Eiffel Tower. All of the windows of the apartment were updated with soundproof glass to create a quiet space for a good night’s rest. The bedroom was spacious and the original ceiling molding spectacular – see some things could be saved!

Its design is a stylish blend of floral wallpaper with beautifully ornate antique chandelier and sconces that are reflected in the starburst mirror—a pop of surprise—above the bed. When the trees leaf out in the spring, the natural setting is complete.

The large wardrobe has mirror covered doors that reflect the sunlight during the day and the soft lighting of the chandelier at night. All of the chandeliers in the apartment are on dimmers so you can adjust the lighting as needed.

We saw the opportunity to transform an old closet into a second bathroom, which is located just outside the second bedroom. Then, as we mentioned, for added convenience the apartment’s second toilet is in a separate half bathroom. This is a practical touch that’s great for guests, especially since the living room has a high-quality sofa with a trundle that converts into two comfortable single beds.

Working at Home in Paris

One important feature for our fractional apartments is ensuring they feature everything needed for the modern lifestyle. Syrah has two built-in work spaces and high-speed internet – ideal for remote working or keeping in touch with family and friends. You’ll find a desk area in the second bedroom situated near the large French doors. Check in at work and take a break to gaze out at the Eiffel Tower – now that’s work with a view!

But we couldn’t let you go without seeing a little glimpse of the before and after of the Syrah’s entryway. The transformation is just too incredible.

Now take a look at the after result below. It doesn’t even seem like it could be the same space. The antique gold frames and artwork stand out so beautifully against the black and white striped wallpaper that is striking yet simple. There’s also a built-in desk area in the entrance, with all the plugs and chargers needed to set up your computer and work from home.

Decorating apartments in Paris is one of our greatest passions, and is one that involves many details – and often many hands. Over 12 years ago, we began a wonderful friendship with the talented designer Ann Huff, who worked with us on the design of several of our Paris Perfect vacation rentals and with Paris Perfect Shared, our fractional co-ownership program. Together with Madelyn, Paris Perfect founder, it’s the dream team that adds the perfect finishing touches our guests and owners love.

While every detail is perfection, there’s one element that has become a much-loved feature in our Paris Perfect Shared properties. This is the signature Hermès scarves that have simultaneously inspired and become an integral part of the decor for each apartment. While you might just think of scarves for wearing, they can also add a beautiful touch to your home. For the story behind how we started decorating with vintage scarves, we sat down with Madelyn and Ann to chat more about this unique design inspiration, tips for shopping for scarves in Paris and more!

Where did the idea for using vintages scarves as the symbol for our Paris Perfect Shared fractional apartments begin?

Ann: It’s interesting how it all started. Maddy and I come at things a bit differently and she always approaches things from the history and loves the history behind the scarves. I approach things more visually, and so often I will be shopping for antiques in markets and will come across scarves where the colors really speak to me. I’ll bring those out and look at them and then Maddy, if she’s with me, will often recognize them and dives right into the history behind the designs. It’s great!

Maddy: One of the first vintage Hermès scarves was in the Cairanne fractional apartment where it makes a beautiful statement above the bed. It’s the Bride de Cour pattern designed by Françoise de la Perriere, which was first released in 1969. I love how the signature equestrian accessories have been stylized into a beautiful decorative pattern. You paired the intricate designs from the scarf beautifully with gold sconces on each side. That was when we saw how a signature scarf influenced the elements and really tied the room design together. And it was a success immediately! The owners loved it and it very quickly became a signature for Paris Perfect Shared. Now we couldn’t imagine designing one of our fractional apartments for sale without this design element – our owners are always anxious to see the Hermès scarf that inspired their apartment!

Ann: Yes and after Cairanne there was Conti, where the scarf definitely drove the design. The pattern of that scarf really caught my eye with its striking black, white and gold designs that are just so beautiful. Of course, Maddy went nuts over it because the historical pattern and themes and I went nuts over the design and planned the entire apartment around those colors. Looking closer at Conti, if you notice the tassels in the design on the scarf, that drove the design of the sconces on either side of the fireplace mantle in the living room, which have tassels on them. And the same with the black shades, they were inspired by the distinctive black from the scarf. Cairanne and Conti were really the beginning of the scarves.

Maddy: Yes, and those two scarves have so much history for Hermès in their designs. The beautiful scarf in Conti is the iconic Memoire d’Hermès with a design by Caty Latham that pays homage to Hermès founder Thierry Hermès. In the center you’ll spot a portrait of him surrounded by objet d’art that have come to represent Hermès. Latham created many iconic designs for Hermès including much of the equestrian series, the Egypt series, and designs with keys and tassels.

What part does a signature piece likes a vintage scarf play in creating a theme or feel for an apartment? And which comes first – the scarf or the room design?

Ann: It’s funny and I’m sure Maddy will agree with this. We probably look at hundreds of scarves every year at least. Because we look at them in every market that we go to – and we go to a lot of markets. Out of hundreds we probably pick out like three that we like. So it’s really a very selective and intuitive feeling—when you see the right one you know—and you know okay that’s what the apartment is going to look like.

After the experience with Conti, some of the scarves that we found drove the decisions for the colors and the tone for the apartment. Very rarely do we have the opposite happen where we’re excited to find a scarf that will match the décor that we’ve found. I would say that in the apartments that we’ve done—Conti and Armagnac and Syrah—all the designs were driven by finding a scarf and that “aha” moment when we found the right one.

With Vivant, we had an “aha” moment with the scarf, which was so beautiful with its gold and pale pink colors. But when we got it in there we decided that probably it would be better to play off of it but to keep it a little more subtle, so we put it in the hallway. Interestingly enough, our latest Paris Perfect Shared apartment project is the first and only one so far where we’re doing the opposite. With this one, the design got driven first and then we had to set out to find the right scarf. And that’s been really fun!

Hermès Scarves

Keys are the perfect symbol to welcome you to your very own Paris apartment!

So far, you’ve featured only Hermès scarves. What makes these scarves so special?

Madelyn: Hermès is the gold standard of scarves. The are among the most cherished scarves in the world, the most interesting from a design perspective and, of course, a historical perspective. This is why the Hermès scarves are the perfect signature for our fractional apartments in Paris. They are the best of the best, they stand the test of time. The is the whole philosophy of how we operate, how Ann decorates, how we remodel – to create something that stands the test of time. That has always been our philosophy and one of the elements we love is how perfectly this has become the calling card for our fractional apartments.

Ann: Hermès is iconically French – it just oozes French style. The quality, the history, the patterns are everything that embodies French artisan design. The patterns are also full of symbols that resonate for the fractional apartments in Paris. The scarf for Vivant is the iconic Les Clefs design by Caty Latham that was first released in 1965. With all the keys, I thought that was really meaningful for Paris Perfect Shared. You’re going to get your keys to your own apartment in Paris! And that pattern is also a pretty popular design. Some were really famous and were done in multiple colors and some have notable designers and are signed – those are real collector items.

The one that we’re putting in the fractional apartment we’re currently decorating is the oldest scarf, I believe from the 1960s. It’s actually quite fragile and the framer has to be really careful framing it. It’s exciting. Our framer always gets really excited about the scarves that we bring in and we always talk about them – they’re like our friends.

That brings up a good question: to frame or not to frame? Any suggestions for framing a vintage scarf?

Ann: First of all, I think it’s very interesting that the scarves are never square. While you might think they’re square, they’re actually not quite square – usually they’re off by about a half an inch. Make sure your framer measures it really carefully in order to get it right. The framer has to be super careful about how they do it. This is where you’ll want to do your research and find an experienced framer. Our framer does batting underneath the scarf, that is, a layer of batting and then she puts the scarf over it.

Just recently we’re starting to frame them without glass on top, because you don’t really need glass. They are pretty color safe and I prefer them without because then you don’t get the glare and they’re also lighter. They do end up getting really heavy with the glass, so I’m excited for this transition. The first one we did without glass was for the Syrah apartment and we’re doing another one without glass for the project we’re working on right now. All you have to do is gently dust it every once in a while with a feather duster.

The other tip is for cleaning and preparing your scarf – to wear or hang. First of all, when you take them to the dry cleaner, make sure that you tell them to write down on the receipt that it’s an Hermès scarf and what it is of because dry cleaners have been known to swap them out with other scarves. The other thing is to make sure that they know—especially in the US—not to iron the edges, because the edges are hand rolled and hand stitched. You want them to be rolled and ironing will flatten them down and destroy them forever.

Can you share some tips for buying vintage scarves? How do you know if you’ve found a real Hermès scarf at a market?

Ann: The most important thing is that hand rolling we mentioned. You’ll want to look closely since it’s always rolled toward the front and is hand stitched. The telltale is the feel of the silk and the signature. There’s always a Hermès signature and it has to be spelled correctly. That sounds so obvious, but a lot of them don’t have the grave accent over the second e and you know automatically that it’s a fake if they don’t.

But the feel is distinctive and just takes some experience. For instance, I bought a bunch of scarves one time at a market and I was in a hurry. I bought five at the same time. I just knew I liked them all so I took them. When I got home and was unpacking and folding them to put them away, I picked one up and immediately could tell that it was a fake. I could just tell by the feel – it didn’t have the same feel as the other ones. And then I washed it just to see what would happen and it completely bled and I knew. You make mistakes, but that’s how you learn too.

Madelyn: After identifying that you’re looking at an authentic Hermès scarf, you’ll have to look for the designs that speak to you – the ones that grab your attention. And here is also where Hermès designs are so special. They choose designers for their seasonal scarves, and each one is full of symbols and has a story that adds to the richness of the design. This is what made it so cool when Ann thought, hey this could be a great base for designing a whole apartment around, because they are truly works of art.

It’s very rare to have fashion pieces that gain in value like that over the years. Some of them are so sought after by collectors that they are impossible to find. For instance, I’ve been looking for a Pont Neuf scarf for years. I’ve got it on watch at different auction houses, but none ever come up. Some scarves are so popular that they sell out and you never see them again. The limited edition aspect really adds to the cherished aspect of them. Once they do a scarf they rarely repeat it and when they do it means it’s one of their iconic patterns.

Where do you hunt for your vintage scarves and décor in Paris?

Ann: The flea market Puces de Paris Saint-Ouen has three or four vintage shops and some of them are kind of hidden while others are well known. There’s one or two in Paul Bert Serpette, but if you walk along Vernissage—that’s the part of the flea market with all the little alleys where it’s easy to get lost—you may come across some people who may just have five or six of them. I think those are just as much fun to look through as the piles and piles that you can find elsewhere. You just never know when you’re going to come across that little jewel that you have to have.

In the 7th arrondissement there are a few shops, including CORNER LUXE at 45 avenue Bosquet, where I bought one scarf recently. That’s a great spot right in the center of Paris.

Madelyn: Yes, the flea market is a must if you’re shopping for vintage Hermès scarves. You can also check out the popular consignment stores around Paris. There are also many excellent vintage shops in Paris.

Next stop … Florence with Italy Perfect Shared!

Now that the Shared experience is moving to Italy, have you thought about what the design symbol might be for Italy?

Madelyn: We’re very excited about expanding our successful fractional co-ownership program to Italy. Our first stop is Florence—the birthplace of the Renaissance and one of Italy’s most beautiful cities—and the properties are going to be extraordinary. Ann: We’re still developing ideas, but one thing we will be doing in most, if not all, the Italy fractional apartments is that we’re having some beautiful chandeliers made that are a combination of wood, crystal and metal. They’re very Italian and really pretty. They’re handmade and I’m really excited about them.

A Dream Location & Eiffel Tower View

Just look at that perfect view of the Eiffel Tower!

The Armagnac is one of those rare property finds in Paris that has a prime position in a corner building on rue Saint-Dominique overlooking leafy tree-lined boulevards from its 6th floor (7th North American) setting. The historic building is full of charm inside and out but has the modern convenience of an elevator – a must! The most spectacular feature, however, is the unobstructed view of the Eiffel Tower from large windows in the living room, dining area, kitchen and bedroom. This one bedroom apartment is full of light from all the windows, and you’ll find yourself simply staring at the awe-inspiring view at every opportunity.

With such a prime location, our mission was to transform this property into the dream Paris apartment we knew it could be. Yet, it wasn’t an easy task to fully update the space since it hadn’t been touched since 1960. Along the way we discovered several very old oak beams that we highlight in the new design as well as a covered and completely forgotten window. Yes – another window with that Eiffel Tower view! In addition to designing the space to take advantage of those unforgettable views, we also maximized it for comfort with central air conditioning and top quality finishes throughout. Let’s take a closer look room by room at how we transformed the Armagnac into a gorgeous new Parisian home.

Living Room – A Front Row Seat View of the Eiffel Tower

BEFORE: The living room before renovation started

The living room was quite bare bones when we first viewed the space. It was a large and light-filled room that just begged for a decor that set the scene for admiring the direct view of the Eiffel Tower from the two large windows. Here’s where we combined  signature design of contemporary comfort with antiques — the perfect touch to create welcoming living spaces with a distinctive Parisian style.

The first order of business was to create an inviting space to settle in and savor that Eiffel Tower view. Opting for light colored furniture keeps the overall sense of space and brightness of the room. The sofa is flanked by two comfy armchairs and a spectacular antique gold framed mirror both centers the room and also reflects the light and views. For added convenience, the high-quality sofa has a trundle that converts into two comfortable single beds for extra sleeping space.

Whether you’re curled up on the sofa reading a good book, chatting with friends or watching the twinkling lights dance across the Eiffel Tower after dark, the living room at Armagnac has been decorated to enhance that perfect view. The artwork is subtle yet just the right touch for setting the scene. Above the decorative fireplace mantle you’ll spot a framed vintage Hermès scarf celebrating Louis XIV, with ornate gold designs and the sun symbol for the “Sun King” in the center top. It’s from the original first issue in the 1960s, which was so popular it was recently remade. The shades of blue, gold and beige helped inspire the colors of the room that are picked up again in the elegant chandelier, antique frames and distinctive wall sconces above the sofa.

Of course, you’ll also find a large flat screen TV mounted to the living room wall, which is perfect for relaxing entertainment at home. That is, if you manage to pull your eyes away from the Eiffel Tower!

Dining Room – Uncovering the Past

BEFORE: The dining room before renovation

The dining room at the Armagnac revealed the most surprises during the renovation. Thankfully, they were the good sort of surprises, which are always a plus when remodeling! Here we chose to alter the original floor plan slightly to open up a new entry to the adjacent living room and to move the entrance to the bathroom to a more convenient location. There was also a mystery to uncover. From the exterior of the building we had noticed there was a window with its shutters closed tight. Investigating further revealed that it was a window that had been closed a long time ago in the dining room area just to the left of those old wooden beams. Can you believe it? A window with that Eiffel Tower view being closed off!

What a find! We could hardly believe that this apartment that already had four windows with a straight on view of the Eiffel Tower now had FIVE! Just imagine dining here with the Eiffel Tower lit up after dark as your view. The dining area features a lovely chandelier above a modern round table with a simple style that doesn’t take away from the historic touches in the room like the wooden beams on the wall.

By opening up the space between the dining area and kitchen we were able to create a convenient and highly functional space for cooking and enjoying meals at home. But first, there was a lot of work to do in the kitchen.

Kitchen – A Complete Overhaul

BEFORE: The kitchen needed a complete makeover from top to bottom

If a picture is worth a thousand words, that photo of the old kitchen at Armagnac says everything that needs to be said about how much the kitchen needed a complete remodel. The space was gutted and a beautiful new kitchen was designed with marble backsplash and counters and sleek white cabinets with gold handles. Storage was maximized on all sides and the kitchen features all the modern conveniences for cooking at home.

To create a bit more space around the oven and stove top, we moved the sink to below the window in the kitchen. Which, yes you guessed it, has that same dreamy Eiffel Tower view! Now that adds a whole different meaning to doing the dishes, doesn’t it?

Bedroom – From Dreary to Parisian Chic

Although the bedroom at the Armagnac boasts a great view of the Eiffel Tower to the right, the rest of the room needed a complete redesign, too. The built-in shelves around the window closed off the space so we removed those and replaced the existing wardrobes with new custom made ones that flank the bed with shelving over the top to maximize storage space.

The antique gold framed mirror and sconces as well as the chandelier add a classic Parisian feel that blends so well with the delicate floral motif on the wallpaper behind the bed and the muted colors of the silk curtains. While every room in the Armagnac was completely renovated, the before and after of the bedroom was so very satisfying to see happen. This apartment is such a gem and now it shimmers just as it should!

BATHROOM

Before the renovation the Armagnac had a bathroom with shower and sink and a separate half bath with toilet. While the layout was convenient with windows in both rooms, the spaces here needed to be fully gutted for a complete makeover as well. A bright marble tile was selected to fill the space with light and gold accents add a touch of glam. The walk in shower includes a rainwater shower head and double sinks were added in the new design.

The half bath was completely remodeled with subway tiles and a subtle animal print wallpaper. Built in storage creates a less cluttered design and the addition of a sink with more storage below was a must.

The bathroom also includes a Bosch washing machine and a separate dryer, which is a rare feature for a Paris apartment. This is one of those design elements that while little is a major convenience while living in Paris, so we consider it a priority to include whenever possible.

What’s the difference between fractional co-ownership and a time share?

Shared or fractional co-ownership came about several decades ago and was initially launched in resort areas of the United States. It has expanded well beyond to include luxury hotel chains now selling fractionals as part of their portfolio, recognizing the trend of people having more flexibility in their schedules and the ability to live and work from just about anywhere.

An important distinction is that fractional ownership is not the same as a time share. Time shares only qualify you for a stay at a property, but you do not own any part of that property. With fractional co-ownership, buyers have a fully deeded ownership share in THAT specific property. This deeded ownership can be resold or passed on to loved ones. PURCHASING A FRACTIONAL CO-OWNERSHIP SHARE

What are the steps of the purchase process?

  • Step 1: Contact Sales@ParisPerfect.com to learn more about our fractional co-ownership program. Our friendly team will respond promptly and can answer all your questions before you decide to proceed.
  • Step 2: When you’re ready to purchase, we send the contract for your review and signature.
  • Step 3: The signed contract is returned to us to start the purchase process, followed by a mandatory 14-day review/waiting period. By EU law, we cannot accept any funds until after this 14-day period.
  • Step 4: After the deposit is received and contingencies are signed, you have 30 days to pay the remaining balance in full.

Is buying one your fractionals a safe/secure process?

From the beginning to the end of the process, we take every precaution. First, we engaged the most respected fractional lawyer in the United States who oversees the process and legal contracts. Once the contract is signed, there is a 14-day mandatory waiting period under European Union law to allow time for due diligence on the part of the buyer, before any money can be accepted. All money paid goes directly to the lawyer’s escrow account, and the entire monetary process is monitored by the law firm.

Do you offer financing?

At this time, financing is not offered. If you need financing, we suggest a personal or home-equity loan.

How does owning a fractional versus renting one of your Paris Perfect apartments compare?

Unlike renting, as a fractional owner, you participate in the property value. This also means that you can deed and bequeath your share as you would any other asset. Just like owning a house, you are responsible for the upkeep and expenses of the apartment.

Why is the fractional share price higher than 1/13 of the price of a whole apartment?

You are buying a premium turnkey property, thanks to our expert property search, top renovation, design and management. Paris Perfect Shared fractional co-ownership properties are much more than square meters in a building. Importantly, it includes a full-time management team to handle everything from owner questions to repairs and payment of bills, taxes, insurance, etc. The result is fractional co-ownership, in the best Parisian apartments, without all of the responsibilities of full second-home ownership.

Can I resell my share if my circumstances change?

This is an important indicator of value and staying power. We are proud to say that our share resales have sold quickly and have appreciated in value. In addition, all of the resales to date have been to purchase a share of a new fractional apartment from us or a whole property. Thanks to these impeccably maintained properties, there is even a waiting list for future resales. Should you choose to resell your share, we can market it for a 10% fee.

Do I have to be an American to purchase a fractional share?

No! While many of our owners are American, we also have owners from around the globe. The only thing to note is that the contracts and the owner meetings are in English.

I can’t get to Paris to view the property. How do I know what I am buying?

Paris Perfect’s vacation rental business was founded in the late 1990s by Madelyn Byrne and Philippe Willems, starting with a single apartment they owned in Paris. With 20+ years of experience, Paris Perfect has been recognized as leaders in guest hospitality. In more than two decades, Madelyn and Philippe have remodeled 50+ Paris apartments, all of which meet their high standards for location and appreciation potential.

We’ve given live virtual tours and neighborhood walks for potential owners that are unable to visit in person. We’ve also shown properties to prospects’ local friends for an independent point of view. Basically, we’re open to anything that will help you become more familiar with our fractional apartments from afar.

Your fractionals seem to sell out very quickly. How do your waiting lists function?

First, contact us at sales@parisperfect.com. In that email, please let us know if you prefer a one bedroom, two bedroom or larger. We will reply quickly, and we are also happy to arrange a phone call, if that’s your preference. We maintain fairness in the order in which we contact people, but if you would are ready to purchase NOW vs. in the future, please provide that information in your email as well.

We can also put you on waiting lists for resales, if there are no current shares available.

Can I purchase my share in a trust?

Yes, you can buy the fractional as if you were buying a whole apartment, be that in a trust, as a couple, as siblings or as family members.

Will I have a tax footprint in France?

Our ownership structure is set up so you will not have a financial footprint in France. There is no requirement for a French bank account, tax declaration or even a utility bill and we have created a full administrative and management structure to handle everything for the owners. This was a considerable investment and allowed us to provide the most pragmatic and comprehensive structure.

What is covered in the dues?

The all-inclusive, no-surprise dues cover cleanings before and during your visits, maintenance of the property and building, property taxes, management, utilities, etc., plus a contribution toward periodic refurbishments. This yearly fee takes care of all planned expenses.

In terms of building fees, they are remarkably low in Paris and even significant repairs are extremely affordable, as they are split among all the apartments in the building, then among the 13 owners of the apartment. We have almost 25 years experience with dozens of apartments in dozens of buildings in Paris and know well what eventual maintenance work might cost. We include those eventualities in the reserves which are all part of the annual fees.

When we studied successful fractional models of luxury hotels and resorts in the U.S., we decided the most important feature was to have low and predictable annual fees, and we succeeded. Our fees are among the lowest in the industry, and we believe one of the reasons for the success of Paris Perfect Shared. We are unique in the industry for “no surprises” management, because our core business is property management. We even have our own laundry division and cleaning company, which is also used for our vacation rentals. The result is that it costs owners very little to stay in a beautiful Paris home for four weeks each year, which is much less than a single week in a five-star hotel room.

How do I select my weeks?

The choice of weeks is done on a rotation basis of two weeks each, similar to professional sports draft. If you are in position one for the first round, then you have first choice of your first two weeks and last choice of the second two weeks. The first-round pick moves down by one each year, and the second-round pick moves up by one each year. This ensures that everyone has the opportunity to select their favorite weeks, either in round one or two.

Importantly, owners get to know each other and can opt to exchange weeks to suit changes in their schedule and longer stays. It must be said that there are no “bad” weeks or seasons in Paris! Can I give my weeks to a friend?

Yes, you can gift your weeks. You are responsible while friends are using your weeks. Non-owners staying in the apartment are required to pay a greeting fee, which ensures that guests understand the ins and outs of the apartment, helping keep it in the best condition possible.

Can I have more than four weeks? Could all of my weeks be consecutive?

Several of our fractional owners have bought two shares in order to have eight weeks per year in Paris. While there is no guarantee that all of your weeks will be consecutive, owners often get their first picks in a row and sometimes their second, depending on their draft order and what other owners have chosen. We also encourage trading and buying/selling weeks between owners, so everybody gets their desired time.

What if there is a problem during my stay?

We have our expert full-time management team on the ground, the key difference between Paris Perfect Shared and every other company. We are not only experts in maintenance and repairs, but also nearby to respond to any question or problem.

Can I bring my dog?

Currently, property bylaws only allow for licensed service dogs.

Where else do you offer fractional properties?

We have been delighted to find and help remodel them.  We’ve worked with talented designer Ann Huff, on some of them.  Ann is the co-owner of Huff Harrington in Atlanta, a home furnishings store, art gallery and interior design firm. Alongside Paris Perfect founder Madelyn Byrne, Ann has led the design of Paris Perfect’s fractional co-ownership apartments since the beginning. How did this long-term relationship come to be? We sat down with Ann (always a pleasure!), and got the scoop.

Paris Perfect:  Ann, you have been renovating and designing the Paris Perfect Fractional apartments for some time. How did this happen?

Several years ago, my husband and I, fulfilling a lifelong dream, bought an apartment in Paris’ 7th arrondissement, with a lovely view of the Eiffel Tower. I knew it was going to be hard, but had no idea how hard! I set about to renovate it long distance, using a team of unknown contractors recommended by our concierge. I wish I’d met Paris Perfect’s renovation team before we took on the project, but with the help of my team at Huff Harrington Design, we painfully struggled through the transatlantic process and finally finished it, with stories to tell and words of caution to the uninitiated!

On a whim, but feeling pretty good about how it all came out, we invited Maddy to stop by for a glass of bubbles. To our great relief, she walked in, loved it and the rest is history.

What about the pink chairs?

Initially, the apartment was a typical Haussmann-style railroad flat, with the kitchen tucked in the back at the end of a long hallway. We juggled the rooms and created a traditional French country kitchen in the front, facing the Eiffel Tower, and built around a beautiful marble fireplace, while keeping some of the pretty original details of the apartment. We found a gorgeous painting that had some pink in it and decided to play with that color by covering the back of the chairs in a pink check. Maddy loved that feature, took this picture and she posted it in a blog – and the next thing we knew, those chairs went viral and were all over Pinterest! I’d like to think that those pink chairs cemented our relationship.

How did you two meet?

We bought an apartment on the Left Bank and asked Paris Perfect to rent it for us. I did the design and Maddy loved it. One touch was brown dining chairs that had pink gingham backs. I believe that those chairs helped make it one of their best-rented apartments! In the meantime, Maddy had a few other projects that she asked our design team to work on — first in London, then Paris and finally in New York. Each time, she was the most enthusiastic and supportive client, and we discovered how much we had in common and became good friends.

How did the work evolve?

After working on several projects together, we developed a deep trust and appreciation for each others’ businesses. One day, Maddy found a little gem on the 6th floor of one of the best streets in Paris, with a stunning view of the Eiffel tower and two windows, one facing southeast and the other southwest. She asked if we could renovate it. Of course, we agreed instantly! A chorus of doubters told us that the apartment could never be transformed to a one bedroom, but against all odds, we did it! Maddy was thrilled; the apartment turned out to be a real jewel and it cemented our partnership.

What was next?

In her inimitable way, Maddy found another apartment, just down the street that was larger, had an incredible view of the Eiffel Tower with a small balcony, and a bedroom in the back. (We tried desperately to stretch it into a two bedroom, but this time reason won out, and we instead created a beautiful one bedroom, with a pull-out couch in the living room.)  Much like our first apartment, we decided to move the kitchen from the back to the front rooms, creating a light-filled double living room with a stunning view.

What other projects have there been?

Our next project was one for which I had initial doubts, although Maddy was insistent. Many of the apartments that we’ve found are in such bad shape that you feel great about gutting them, moving walls, and starting from scratch. This one was already renovated, and at first, I tried convincing Maddy that with a little lipstick, we could make it beautiful. But she is a visionary, and with her persistence, we took it down to the studs and rebuilt the loveliest, light-filled apartment that quickly became a favorite.

The fourth fractional co-ownership apartment from Paris Perfect shared is the one-bedroom, two-bathroom Conti.

Our most recent renovation was more of the typical “great bones, great view and bad layout” type that we love to tackle. Although the setting is superb, and the view sensational, this one dealt us a lot of challenges due to the location of some of the pipes and some unmovable walls. Plus, there was an additional challenge called covid. After our initial apartment visit, we couldn’t get back to measure, photograph, and monitor the progress. Because this one was fraught with so many issues, I find the result even sweeter. I love the Vivant apartment and could move there in a heartbeat!

Maddy, we understand you’re the expert at finding exceptional apartments in Paris for your clients. Is the Paris real estate market easy to penetrate?

Oh my gosh, no! The Paris real estate market has always been extremely competitive. In a city that can’t expand up or out, there is just a limited amount of real estate, compounded by the fact that many Parisians don’t want to give up their patrimoine – which basically means real estate, but it has an even bigger emotional meaning to it. So with very limited supply and lots of buyers (I believe there are 10 buyers for every apartment), you have to be on top of the game, if you’re going to find an apartment. If you want to play the game, you’ve got to be very competitive – and act fast! And you need to look for things like light, view, building quality, neighborhood and anything sexy like a balcony or high ceilings.

I wake up super early each morning. just to look at the day’s new offerings and pounce on them before they hit the wider circuit. Paris real estate agents are always very cagey about the locations, so I became an expert at walking up and down the streets on google maps, identifying some little element, like the shape of a balcony or a roof line, that would indicate the location. (I called it my morning exercise!) If it looked OK, I would pounce – and despite this, and my deep knowledge of the 7th arrondissement, I would still lose out more often than not.

And how did the idea of fractional co-ownership come about?

We realized that while many of us dream of owning a little pied a terre in  Paris, we don’t want to go through the hassle of finding an apartment, buying it, dealing with the financing, the renovation, furnishing and the taxes, only to figure a few years later that we’re paying for a costly, empty apartment that we can only use a few months per year. (Although, we may have gained popularity among our friends!) The shared concept is such a smart idea, and we are huge proponents of it. I also love the idea that all of the maintenance and cleaning is included, so when you arrive, the beds are made, the towels are fluffed. All you have to do is show up!

Questions for both of you:

What are some of the renovation challenges in the Paris apartments?

The toilets! Keep in mind that all of the buildings are at least 100 years old, and typically there is only one sewer pipe for each building, usually hidden in a corner of the back. So you have to be pretty clever and lucky to hook up more than one toilet in an apartment. We have figured out ways to get around this in most cases, but when we identify this issue in a potential apartment, it can be a deal killer. We also run in to issues with load-bearing walls and chimney flues that can eat up wall space, especially as you go up higher in the building. It’s a lot like working on a jigsaw puzzle; it’s a great feeling when all the pieces come together!

What challenges do you, Maddy, and Ann often find when it comes to décor?

Yes indeed, we joke about this all the time!  In Atlanta, you can source anything antique to contemporary just by going to the design center and a few retail stores.  There is a plethora of choice in everything from upholstery, to wallpaper, furniture, decorative accessories, rugs, fabrics and more.  But in France, the selection is limited and very different. Like finding contemporary plumbing fixtures in brass!  Good luck with that.  And yet, in the U.S., that’s the most popular finish.

While we’re accustomed to buying antiques and one-of-a-kind furnishings from vendors all over Europe, it’s a little trickier when it comes to contemporary furniture and upholstery.  In France,  upholstery is on a smaller scale, furniture is lower, variety is lacking and taste is more contemporary.  Try finding an upholstered swivel armchair with contemporary lines that is comfortable enough to sit in and watch TV and you’re out of luck!  On the other hand, there are some beautiful antique and contemporary one-of-a-kind pieces that we just love and often they come with an interesting story which is all part of the fun.

How do you determine the style of the décor?

We want to marry history with modern conveniences and elegance with comfort. Maddy: ‘As experts in hospitality we knows that when people travel, they seek luxury and convenience, elegance and comfort, which is what the Paris Perfect apartments all offer. So we strive to make every fractional apartment warm, welcoming, elegant and French, with all the comforts of an American home!

For us, the inspiration often starts with a piece of original art, which dictates the tone and drives the rest of the décor, like the one above, which came from Maddy’s collection. It usually involves mixing antiques with a few contemporary pieces like a modern table, some comfy American-style seating, great lighting, beautiful drapes, interesting accessories and luscious bedding. And of course, we always embolden the view and try to preserve or recreate the historic character of the building, with details like mantels, molding and flooring.

Maddy, How do you keep the designs fresh?

Each apartment is different, and each one has its unique features that we try to bring out. We spend a lot of time gathering a sense of place and letting that dictate the style. We let the bones of the apartment, the light and the view take a lead in the direction, whether it’s a very modern and sleek kitchen or a traditional style that would be more reminiscent of a French country estate. And we’ve learned a lot! Our clients want sleek and clean-looking bathrooms, comfy beds, luxurious sheets, great lighting, high-speed internet and lots and lots of USB and other outlets for charging their numerous devices. I also think that having original art is what gives each apartment uniqueness and soul.

Maddy, What would you tell the uninitiated about taking on a Paris apartment renovation?

It’s not for the faint of heart – even if you speak the language, work with some wonderful contractors, know the area and have great taste! You also have to deal with French bureaucracy, working with limited vendor resources, finding products that don’t exist in France, shipping, receiving, timing and incurring the wrath of your neighbors for all the construction. Frankly, I tell them, “Don’t bother doing it yourself: Buy a fractional ownership instead!” It’s a lot easier and affordable and you’ll get to spend more time gallivanting around your favorite Paris haunts, instead of hunting down tile in the back alley of an unfamiliar arrondissement!

Maddy and Ann, do you have three design tips for our readers? 

We always love a big, antique and luscious mirror somewhere. And two mirrors are better than one!  We often joke that if you have two gorgeous mirrors facing each other and one chandelier in between, you’ve just bought yourself a dozen chandeliers – all in the reflections!

Original art — we can’t live without it. It personalizes any space and gives it soul. It doesn’t matter if it’s a 50 euro one-of-a-kind flea market find or an important piece by a reputed artist. If you love it, it will work.

And finally, it’s all about the mix, which is a key French ingredient and infuses a space with personality and energy. We love to mix new with antique, sleek with crusty, high and low, Louis and Lucite and polished with organic!  There’s a French expression that sums it up:  “l’un fait chanter l’autre” which literally means, “one makes the other sing.”  And we love to sing!

What’s on the current agenda?

Well, I’m happy to announce that we are working simultaneously on two new fractional co-ownership apartments in Paris!

The first is a stunning one-bedroom apartment, from whose 6th floor windows, you can practically reach out and touch the Eiffel Tower! It’s on the sunny corner of a one of the most charming and shopping-friendly streets in Paris.

And we’re working on another apartment, actually in the same building, that is a beautiful two-bedroom, two-bath apartment. This one overlooks avenue de la Bourdonnais, which in my (completely unbiased!) mind, is the prettiest avenue in Paris.

Oh, and last but not least, we have just finished a dreamy project coming up in Rome! It’s a stunning vacation rental in Rome, with a private terrace in one of the most exclusive, historic parts of Rome. This will be a whole chapter in and of itself, and because of the many twists and turns, may turn in to a book! And it all began with pink gingham chairs years ago.
