How It All Began: One Apartment and a Vision for Sharing True Parisian Living

Our story began in the late 1990s with Madelyn and her husband Philippe, a former cardiac surgeon who traded in the operating room for a new passion: sharing the charm of Paris. After relocating to London, Madelyn noticed that friends and family loved staying in their Paris apartment and fell in love with the charming neighborhood – just as they had! Well before the days of Airbnb, they quickly realized there was a demand for travelers searching for an immersive Parisian experience and a way to live like locals in the city they loved.

From that single apartment—the beautiful Bordeaux vacation rental—Paris Perfect was born! With Madelyn’s eye for design, and superpower at finding the best properties, they continued to carefully select apartments in the best neighborhoods, each one hand-picked for its “Wow!” factor. This philosophy of choosing only the best has remained a core element of Paris Perfect ever since.

At the heart of everything we do is our belief that where you stay is just as important as where you go. Madelyn’s commitment to excellence is seen in every detail of each Paris Perfect property. Expanding the Dream: London Perfect & Italy Perfect

After building a trusted brand in Paris, expanding to London felt like a natural next step. While living and raising their two children in London, Madelyn and Philippe launched London Perfect, with the same care, quality and warm hospitality that guests had come to love in Paris.

With a focus on sharing the very best of London living, they carefully selected properties in the most sought-after neighborhoods—from the historic streets of Kensington to the vibrant energy of Notting Hill—each offering the distinct character and elegance that define the London Perfect experience.

Soon after, Madelyn’s sisters Lisa and Pat joined the family business by founding Italy Perfect, inspired by the shared love for travel that had always been a constant in their family. For Lisa, Italy has long held a special place in her heart since she was born in Naples. A summer vacation to Italy in 2003 reignited her love for the country and led her to imagine expanding her sister’s success in Paris and London into Italy. Florence provided the perfect starting point!

The Casetta Bonsi launched Italy Perfect!

Much like in Paris, it all began with a particularly charming vacation rental. For Italy Perfect it was the Casetta Bonsi, a lovely Florence property with a pretty terrace that was owned by an Italian friend. Lisa and her family stayed there during the sweltering summer of 2003, falling in love with the property’s Oltrarno neighborhood and the daily rhythms of Florentine life. Every morning, she would explore the local streets and grab fresh bread from the bakery, while evenings were spent enjoying wine on the terrace as the church bells tolled. When the owner, Maurizio, mentioned that he was struggling to book guests, the magic light bulb moment happened. With expertise in high-tech PR and marketing, she saw an opportunity to bring Italy’s unique charm to travelers.

Casetta Bonsi was a huge success – and continues to be one of Italy Perfect’s most popular Florence vacation rentals. Lisa soon added more properties through her network of Italian friends and her deep knowledge of Italian culture, gradually growing Italy Perfect from a single rental into a trusted brand with gorgeous vacation rental properties in Rome, Florence, Tuscany and Venice. In 2008, she invited her sister Pat to join her, bringing a new layer of family collaboration and shared strengths to Italy Perfect.

Vivant is Paris Perfect’s Newest Co-Ownership Apartment

The Vivant, which means “alive” in French, is an homage to the great Romanée-Saint-Vivant wine and the perfect name for this exceptional apartment. It is situated on prestigious Avenue de la Bourdonnais, one of the priciest real estate locations in Paris. Just steps from the Champ-de-Mars gardens, it boasts an Eiffel Tower view.

A one-bedroom, two-bathroom apartment, Vivant can accommodate four people and has been completely transformed. The result is the perfect balance of classic, historic French touches and design for modern living.

Vivant is located in a beautiful, seven-story Haussmannian building, with an elevator. It was Baron Georges-Eugène Haussmann who was commissioned by Napoleon III to transform Paris from medieval to marvelous! These Haussmannian buildings’ historic status are protected by French law, which means the building, along with the other buildings surrounding it, have been and will be preserved for generations to come.

Dating to 1890, Vivant’s building on Avenue de la Bourdonnais was constructed during the Belle Époque, one year after the Eiffel Tower was completed for the Exposition Universelle of 1889. The most famous World’s Fair in history celebrated not only the engineering feat by Gustav Eiffel, but also featured Thomas Edison and his new phonograph, the first elevators by Otis and impressionist artists such as Gauguin, Whistler and John Singer Sargent.

The Long Road to Transforming Vivant

Competition is fierce to buy apartments with special features located in desirable locations. It’s an exciting story as to how we found Vivant earlier this year and beat out two other potential buyers by mere minutes. Thanks to the efforts of our lawyer and Paris team, the offer was accepted and secured. We were particularly pleased that it not only boasts an Eiffel Tower view, but it overlooks one of the charming small street leading directly to the Champ-de-Mars gardens.

The owners of the apartment had not updated it in about 50 years, so our fabulous interior designer Ann Huff and her team had plenty of work to do! Watch our part I video to see how Vivant looked before!

Renovation work on Vivant stopped for two months during the spring lock down, but our experienced builders proved their mettle, and as soon as France reopened, work feverishly continued. In early September, as soon as Ann was able to travel to Paris, the Vivant décor was transformed into the magical space that she and her team envisioned.

Paris Perfect and the Co-Ownership Concept

After meeting dozens of interested buyers over the years, we realized that full-property ownership would be impractical for many given the limited amount of time they can spend abroad. In addition, the hassle and expense of owning an overseas property, as well as Paris’ strict short-term rental restrictions, meant they could no longer rent their properties to earn income.

We understood that Paris Perfect had the ability to make no-hassle shared home ownership possible, thanks to our decades of managing luxury properties in Paris, London and Italy. We, along with other industry leaders, believe that co-ownership is the future of travel and multiple-home ownership.

We studied the various industry models, and we did things differently. The approach of our family-run company makes us proud, so we made offering gorgeous apartments at reasonable purchase prices and no surprise, low annual fees the cornerstones of Paris Perfect Shared.

In 2018, Paris Perfect Shared was Launched

Our rigorous process to find and renovate the best apartments add to the co-ownership success. Our first fractional apartment, the one-bedroom Cairanne, sold out in a month, with a waiting list. The two-bedroom Beaune is sold out. In the summer of 2019, we launched Crémant, a pretty studio with an outstanding Eiffel Tower view, which is also sold out. In fall 2019, the one-bedroom Conti sold seven shares prior to launch, and then sold out in 48 hours. For winter 2020, we present our latest Paris Perfect Shared apartment – the Vivant. We sold 10 of the 13 Vivant shares prior to the public launch, and the remaining shares hours after the announcement.

Owners have purchased multiple shares of our co-ownership apartments in order to maximize their time in Paris. We are proud to say that our share resales have sold quickly and have appreciated in value. In addition, all of the resales to date have been to purchase a share of a new fractional apartment from us or a whole property. Thanks to these impeccably maintained properties, there is even a waiting list for future resales. The lock downs due to the pandemic and economic uncertainty meant that real estate transactions fell 28% in Paris during the second quarter. However, prices themselves  strengthened. The overall annual increase in central Paris was 8%. We’ve correctly predicted price trends over the past five years, calling a terrific buying opportunity in Paris. Prices have risen double digits in the top neighborhoods, and we don’t believe it will stop there.

Paris Real Estate Update for Late 2020

The global pandemic has provided a rare opportunity to slow down and think about the way we want to live and where. Those dreaming of investing in a Paris pad may find themselves at the right time currently, as this difficult year has presented some buying opportunities.

Reports show positive signs for the capital’s real-estate scene, with strong green shoots of recovery that began early this year and should reappear once normal life resumes. 2020: An Unprecedented Year

2020 has been a tough year, challenging expectations of continued growth in local property prices (a 7% rise was on the cards). Instead, Paris’ real estate market dropped off a cliff in mid-March when Covid-19 hit, standing still as quarantined buyers and sellers both at home and abroad were forced to wait it out for two months. Visiting properties was impossible, and industry professionals couldn’t process transactions. In April, sales fell more than 70%.

The upside? Frustrated buyers grazing the internet had time to check out their options.

In May, the markets opened up briefly and so did the flood gates. May saw a rapid climb in sales, with the market recovering to pre-Covid levels by July. Over summer, US investors inundated local realtors with calls, despite restrictions on traveling to France. What’s more, they were often prepared to purchase sight-unseen – a hint of the busy boom time to come.

The chart above shows activity levels for old housing stock sales in the wider Paris region, with a dramatic fall in March and subsequent recovery.

Note of Caution

The second lock down meant a wave of delays and walk-aways. For those buyers who persevered in purchasing, some experienced long delays completing property sales. It’s primarily lenders who applied the breaks, rather than lawyers or condominium representatives.

In the Paris region, the overall volume of house re-sales dropped 28% in the second quarter of 2020 compared to the same period in 2019, and this pandemic-fueled economic uncertainty looks set to continue. Going forward, parties may be tempted to put off plans to sell, move or buy, preferring to see what the future holds. Those keen to rent out Paris properties may also experience a dip in tenant supply and less visitors.

Optimistic Signs

On the plus side, the value of Paris property has held up well. Prices for older apartments in the center of Paris increased 5% per square meter compared to a year ago for 2020’s second quarter, despite the extraordinary circumstances. Three Paris arrondissements actually went up by more than 10% (the chic 7^th, 12^th and 20^th districts).

Prices for central Paris apartments (older housing stock, not new builds) reached €12,750 per square meter (slightly higher in the desirable 5^th, 6^th and 7^th). The average for Paris was €10,690. We may not see real estate sales levels as high as those achieved in 2019’s bumper year, but experts predict prices will continue to rise, as people everywhere reevaluate the idea of home.

Future Trends

Home has never been more important as a retreat, sanctuary and getaway, as recent trends prove. Paris properties with outdoor space are selling fast and at a premium, while bargains are to be had with softer prices for apartments without balconies.

We’ve seen some interesting properties which would normally have sold within hours or days of listing, and we’re busily visiting, negotiating and working! As ever, it’s a question of knowing the streets, the neighborhoods and the features of a building to find that special gem.

Global Context

In more good news for investors, Paris real estate prices are still a better value than those of many major world cities. Financing remains cheap in the Euro zone, with low home loan rates, and the cost of living in Paris is attractive (see our earlier 2020 report for details). And the impact of Brexit – and possibly the US election result – could still see a fresh wave of institutions and individuals relocating to the city, keeping prices buoyant. According to luxury real estate agency Knight Frank, Paris is expected to lead global cities in terms of price increases, predicting a 7% rise. If you scan our analyses over the past four years, we called it. Importantly, Paris is not becoming unaffordable, because much of the price increases over the past three years are playing catch up with other major cities in the world.
